Orlando Frasca is an insurance broker of Rogers Insurance Services in Blackhawk and more importantly he is a good guy and has made regular appearances on my show. Once again, on February 24, he shared his 22 years of knowledge and insurance experience. Main sewer line repairs are not covered after the purchase of your home. I believe it’s imperative that you find out the condition of what I think is the most overlooked system under the house. If you discover damage with the main sewer line during your inspection contingency period, this can be negotiated before the close of escrow but not after! I heard of cases where it was a $10,000 to $20,000. in repair costs. My position is, homeowners want to move in and they don’t want to pay tens of thousands of dollars out of pocket, or having the stress of engaging in a law suit. To me, the small cost of a main sewer line inspection is better than throwing money down the sewer after you move in for repair costs you unwittingly bought with the house! Orlando also revealed a dirty little secret not commonly known regarding main sewer lines.
