The company Monday dropped a proposal to build a senior care facility and residential housing on Ladue Road near Interstate 270 one week before it likely would have been defeated by Creve Coeur City Council members.

Creve Coeur Mayor Barry Glantz issued the following statement upon the news Monday that Delmar Gardens had abandoned a plan to build senior independent, assisted-living and residential housing on Ladue Road near I-270.


"As one of the last, relatively large “undeveloped” parcels of ground in the City of Creve Coeur - this piece of property has been subject to many different development proposals over the past few years.

While it is every property owner’s right to pursue the highest and best use for their land - it is also the City of Creve Coeur’s obligation to ensure that any development proposal will preserve the integrity of our residential neighborhoods, while balancing and encouraging equally high quality commercial development that complements our residential base.

This is not political rhetoric, but rather verbiage taken straight from our own comprehensive plan – which is intended to be a guide that provides the confidence to invest in our City, and to preserve and improve the quality of life for all of us.

I believe the “heart” of this particular issue was whether (or not) this was a residential or commercial development in an area clearly identified as residential - in our own comprehensive plan.

The City of Creve Coeur has an excellent system of “checks and balances” in place – to ensure that our development process produces the results that the community desires.

I commend the applicant for an excellent proposal. I commend City staff for their thorough analysis, which enabled our Planning and Zoning Commission to issue a very thoughtful (albeit unfavorable) recommendation to the City Council. 

But most of all, I commend the residents of our City – not only adjacent to the subject property but throughout our community, who were well organized and engaged, and shared their insights throughout this process!"
