Zoning Board Approves Mayfair's Restaurant Expansion

Plans to build a space for a new restaurant in Commack's Mayfair Shopping Center are one step closer to becoming a reality. 

Smithtown Board of Zoning Appeals approved a parking variance that will allow Levin Management to build an extension onto the Mayfair Shopping Center off Jericho Turnpike in Commack at its Jan. 22 meeting. 

Levin Management, owner of of the Mayfair Shopping Center in Commack, has proposed plans to add a 3,568-square-foot restaurant expansion to the storefront to welcome in a new business. No further details on the restaurant have been released. 

Anthony Guardino, an attorney representing Levin Management, said the new restaurant expansion would be built next to the existing Bagel Boss, behind the new Verizon Wireless storefront. Previously, this space served as the drive-through facilities for the Bank of Smithtown. 

Levin Management received approval to reduce the required number of parking spaces from 1,667 to 1,586. This is a difference of five fewer parking spaces since similar plans were approved by Smithtown officials in 1998, according to Guardino. 

Commack residents expressed some concerns regarding the proposed restaurant expansion, citing heavy traffic and neighborhood rat infestation due to the trash of nearby eateries. 

"I fear having this restaurant. The stop signs there, people blow right through them every single day. No one pays attention. This will drive more traffic with rodents and garbage in the area," said Cammie Manganelo, of Commack, said at the Jan. 8 public hearing.

In addition to the restaurant expansion, Levin Management's plans include the installation of curbs and sidewalks to help improve pedestrian safety in the shopping center. 

The plans for the proposed expansion of Mayfair Shopping Center will go before Smithtown Town Board for approval, before moving onto the building department.
