Removing the burden of a down payment by providing 100% financing and not requiring a down payment still remains a possible option for potential home buyers; even for those home buyers who are not veterans. The federal government agency partners with approved local lenders to offer 100% financing opportunities to eligible individuals and families. Each year thousands of homeowners purchase homes without a down payment with the assistance of the federal government’s guaranteed mortgages.

Some of the highlights of the government’s 100% mortgage for home buyers who are not veterans include:

To be eligible for the 100% financing for non-veterans, both the property and home buyer must meet the following criteria:

  • The annual household income must be within 115% of the area’s median income.
  • The home buyer must intend to occupy the home being purchased. Second homes and investment properties are not eligible.
