PHOENIX, AZ — Moving to the Phoenix area? You're not alone — and here's where everyone is landing.
If you've noticed more moving trucks in Surprise lately, there's a reason.
A new migration report ranked Surprise's 85387 ZIP code as the hottest in Arizona for March, topping a list of nearly 500,000 moves analyzed by MovingPlace in its April 2026 Hottest ZIP Codes Report.
The area recorded 9.04 moves per capita, the highest figure in the state and enough to land Surprise in the national top 10 for the second month in a row.
That number also ticked up from 8.8 moves per capita in February, suggesting the momentum isn't slowing down.
So what's driving people there? According to the report, it comes down to a combination that's hard to argue with: new construction, relatively lower home prices and easy access to jobs across the West Valley.
The median home price in 85387 sits at $453,800, with a median household income of $98,757.
Surprise wasn't the only Valley area drawing movers.
Phoenix dominated the rest of Arizona's top 10, claiming six spots.
North Phoenix's 85054 ZIP code came in second at 6.79 moves per capita, with the report pointing to its newer housing and proximity to major freeways.
Waddell's 85355 ranked third at 5.47 moves per capita, known for its family-friendly neighborhoods. Sun City and Sun City West also made the list, rounding out a top 10 that skews heavily toward the northwest Valley.
MovingPlace measures ZIP code "heat" primarily by moves per capita, tracking how many new residents moved into an area per 1,000 current residents.
The approach is designed to spotlight areas seeing unusually high migration activity relative to their population size, giving smaller communities a fair shot at standing out against larger cities.
The rankings draw on proprietary data from Porch Group, which tracks detailed move information including origin and destination ZIP codes for millions of residential moves across the U.S. each year.
The methodology counts all moves with a destination address within a ZIP code, including local relocations within the same ZIP code, to capture the full picture of moving activity in each area.
