This Phoenix-Area Suburb Is One Of America's Wealthiest — And Its Home Prices Are Soaring

The affluent Phoenix-area community also posted the fastest home price growth in Arizona over the past year, according to separate analyses.

PHOENIX, AZ — Paradise Valley has cracked the top five of America's wealthiest suburbs, and a separate study shows its home prices are rising faster than anywhere else in Arizona.

The affluent Phoenix-area enclave ranked No. 5 in a 2026 MoneyLion study that measured average household income across the country's wealthiest suburbs.

It was one of two newcomers to the top 10 this year, alongside McLean, Virginia.

According to the study, Paradise Valley's average household income in 2024 was among the highest in the nation, placing it in rare company alongside communities like Scarsdale, New York, and West University Place, Texas.

The ranking comes on the heels of a separate Stacker analysis using Zillow Home Value Index data that placed Paradise Valley at No. 1 in Arizona for the fastest-growing home prices.

That analysis covered 50 Arizona cities and towns and measured dollar changes in home values over the 12 months ending March 2026.

Together, the two studies paint a picture of a community where both wealth and property values are accelerating.

Nationally, Scarsdale claimed the top spot in the MoneyLion ranking for the third consecutive year, with an average household income of $612,591 and an April 2026 home value of $1,673,358, up nearly 10% year over year. West University Place, Texas, ranked second, followed by Rye, New York, and Los Altos, California, before Paradise Valley at No. 5.

The MoneyLion study used 2024 U.S. Census American Community Survey data to identify suburbs with at least 5,000 households, then ranked the 50 with the highest average household incomes.

Home value data came from the Zillow Home Value Index for April 2026.
