Six Houses, One Condo New on the Market

Six single family homes and one new condo hit the market this past week, bringing the total inventory of homes in the Belmont Shore-Naples area to 35 condos and  77 houses.

Although spring is typically a busy time for the real estate market, sales and new listings have been somewhat sluggish this year. Just nine houses closed escrow in May 2011, compared to 16 in May 2010. And with recent news about home price decreases, many potential home buyers and sellers seem to be sitting on the fence.

Here's the new listings:

135 Santa Ana Avenue - $1,195,000 - With more than 3,000 square feet and three levels, this Belmont Shore home was rebuilt in 1981. It has 3 bedrooms and three baths plus a 1 bedroom income unit over a double garage. It sits on a corner lot.

5540 Azure Way - $919,000 - Located in Spinnaker Coves, this waterfront townhome has 3 bedrooms, 3 bathrooms and a 40 foot boat slip. It's an end unit with water views. The community features a clubhouse with a fitness facility, pool and spa.

44 61st Place - $600,000 - With two bedrooms and one bathroom, this Peninsula beach cottage has 660 square feet on a 2,400 sq. ft. lot. It's a short sale and the terms of the sale are subject to lender approval.

181 Glendora Avenue - $629,900 - Situated south of Second Street in the Shore, this single family home has 2 bedrooms and one bathroom with a bonus unit in the rear that has an additional 1 bedroom and 1 bathroom.

354 Parsons Landing - $1,495,000 - Situated on the main channel in Spinnaker Bay, this three bedroom, three bath home has a 40 foot boat slip in front of the patio. The kitchen has granite counters and opens to a family room, dining area and patio.
