Westwood Homes Selling Above Asking!
Westwood sales report for the month of April. Homes in the area are selling at almost $550/ft and some have sold above asking price.
It's the end of the month and I wanted to update you on the sales for MLS area (5), Westwood Century City. Just in April, there have been 18 homes SOLD, 12 have been placed under contract and 6 homes are in "Back Up" position. The most exciting part is that out of the 18 homes that sold, 6 have sold above asking price. This is amazing news for home owners, in April, better than 30% of sold homes were sold above asking price!
The highest sales price was $2.2M on Club View while the lowest sales price was $807,400 on Kelton. The median price was $1.245M and the average price per foot was $549,81. Westwood neighborhoods remain in high demand although pricing is the leading factor for such a strong month. It is an interesting time in the market. I checked in with my friends over at CS Financial and the current 30 year fixed rate is about 4.0%! Buyers who waited out the constantly decreasing market realize that now is a great time to buy. Banks have made it easier to get financing and the rate is about as low as it gets.
