Diamond Bar Residents Get to Review Development Project
Plans for a 30-acre project excludes commercial development that had some residents concerned. The plan is posted on the city website for residents to review.

Diamond Bar officials posted plans for a 30-acre piece of property -- known as the Site D Project in the southwestern area of Diamond Bar -- for residents concerned over what the development.
The plan, which once included commercial development, now features 200 attached and/or detached homes, a neighborhood park to be constructed by the Site D developer and dedicated to the city, with access from within the project and from the surrounding community, according to city documents.
Posting the plans are part of the city’s efforts to reach out to residents who expressed concerns over the commercial component originally in the plans. A plan introduced in March 2010, the plan was for 202 dwelling units, and 154,000 square feet of commercial space. The 2012 plan calls for 200 dwelling units, a two-acre neighborhood park, and an entry feature at Diamond Bar Boulevard and Brea Canyon Road.

“Not surprisingly, eliminating commercial results in an environmentally superior project,” Community Development Director Greg Gubman said during a February council meeting. “Also notable is after mitigation measures are applied to the revised project, it will no longer result in any significant environmental impacts.”
Site D encompasses about 30 undeveloped acres at the corner of Diamond Bar Boulevard and Brea Canyon Road. The area east of the flood control channel is owned. The west end property is owned by the city, according to the report.

The posted plan includes an overview of the Site D Specific Plan, including a history of the project and information on zoning and maps of the area.
In February, residents from both Diamond Bar and Walnut addressed the council during open comment period. David Bussey, of Diamond Bar, told the Council that he had been following the development for many years.
“I can guarantee if we had gone the commercial route I would have a bank of lawyers here, there were lawyers chomping at the bit to take this on contingent because the idea of commercial property here was so wrong,” Bussey said.
