Ask Jo: The Secret To Buying A Home In A Frenzied Market

Q: It's a really competitive market for people looking to buy on the eastside. Is there anything I can do to make sure I get accepted on my dream house?

A: Pilar, that's a great question, and it's a frustration that many buyers share. These days, many eastsiders go out searching for houses, fall in love with their dream home, make an offer on it, and find that the home has 17 other offers, some for as much as $100,000 over asking price! 

So what's the secret to ending up with a house in this tough market? It's simple: write numerous offers on numerous properties. 

Writing offers on homes is like applying to college. Even if you're valedictorian, you're more than likely going to apply to more than one school. Then, when the acceptances come rolling in, you can choose your favorite and make a commitment. Making an offer on a property is not legally binding, so there's no reason not to write many and see where you get accepted. You have until after the home inspection to change your mind and back out of your offer. 

That being said, it's in your best interest not to fall head over heels with one house until you know you've been accepted. There are plenty of fish in the sea. Spread the offer love and keep those options open. Then decide if it's the absolute one for you when you know it's actually within your reach!
