What would you like to see fill this vacant building on San Pablo at Stockton?

There’s a smaller freestanding building at 10368 San Pablo Avenue that is looking for a new tenant. What would you like to see here?
This building is on San Pablo Avenue near Stockton Avenue. It’s next to the Cerrito Gallery shopping center, but otherwise it’s sort of all by itself. Searching on the Web, it looks like a power tools shop called Single Cylinder Repair used to be here, but moved down San Pablo Avenue near Marshalls.
Realistically, something that depends on a lot of foot traffic and impulse buying probably wouldn’t do very well here, but something more like a specialty/destination shop might.

For example, I wish there were a good scuba diving shop nearby. I normally go to the City or even Santa Clara to get new gear or to get my existing gear serviced. Now, I realize that scuba diving is a relatively small sport and there’s a decent chance there aren’t enough divers in or near El Cerrito to warrant a shop here. But who knows, maybe there are and maybe it would do really well. Then we could all save some gas, toll fees, and the environment if it were closer.
