Encino Real Estate Update, September 2026: Houses vs. Condos

Single-family sales and prices rose in August while condo sales nearly stalled. What the MLS numbers mean for Encino sellers and buyers.

Quick look at the Encino market this month, from someone who's been selling homes here for 13 years. Right now, houses and condos are two very different markets.

Single-family homes are strong. August closed with 27 sales — up from 20 a year ago — and the median sale price rose to $2.05 million, about 5% higher than last August. The high end is active too: six homes closed above $3 million, including three above $5 million, with the top sale at $6.85 million. Inventory is a little tighter, with 153 homes on the market versus 171 last year.

Condos have slowed to a crawl. Only 3 Encino condos closed in August, compared with 14 a year ago — and all three were small one- and two-bedroom units under $300,000. Not a single mid-range or larger condo closed, even though 76 are listed for sale. That's not a price collapse; it's buyers sitting on their hands.

What that means: if you're selling a house, the market is on your side — but pricing right from day one still matters. If you're selling a condo, you're competing with a lot of inventory for very few buyers, so presentation and pricing are everything. And if you're a condo buyer, this is the most leverage you've had in years.
