NOTICE IS HEREBY GIVEN that the City Council will hold a public hearing in the City Council Chamber of City Hall, 116 E. Foothill Boulevard, Glendora, California, on Tuesday March 24, 2020 at 7:00 p.m. to receive and consider all evidence and reports relative to project application (File No. PLN18-0039) which requests consideration of the following discretionary actions that would apply to the 10,256 square foot site located at 422 S. Glendora Avenue, Glendora, California:

- General Plan Amendment to change the General Plan land use designation from Medium /High Density Residential to General Commercial.
- Nonconforming Lot Development Plan Review for the approval of the project’s development plans.
- Certificate of Compliance (COC) to consolidate two lots into one.
- Environmental determination for the project (CEQA Initial Study/ Mitigated Negative Declaration).
On February 4, 2020 the Glendora Planning Commission reviewed and recommended City Council approval for the above-mentioned items.
Project Description: Construction of a new multi-tenant 2-story commercial office building on the project site, which is at the south-eastern corner of Glendora Avenue and Lemon Avenue. Demolition of an existing vacant single-family home and garage would be necessary to accommodate the proposed development project.
Environmental: Notice is further given that with assistance from the City’s consultant (Romo Planning Group, Inc.) the City completed an Initial Study on the project in accordance with the California Environmental Quality Act (CEQA). The Draft Initial Study concluded that the project will not have a significant effect on the environment with inclusion of mitigation measures and a Draft Mitigated Negative Declaration (“MND”) has been prepared. The public review period for the CEQA Initial Study and Draft MND commenced on December 18, 2019 and concluded on January 17, 2020.
All interested parties are invited to attend said hearing and express their views on this matter. Should you be unable to attend the public hearing, your comments must be made in writing and delivered to the Planning Division prior to the scheduled hearing date. Related documents are on file for public inspection and copying for the cost of duplication at the Office of the Planning Division, 116 E. Foothill Blvd, Glendora, California, between the hours of 8:00 a.m. and 5:00 p.m., Monday through Friday, exclusive of holidays.
