Does She Own the Laguna Beach Investment Property?

I want to thank all of you for waiting on the edge of your seats for the thrilling conclusion to my real estate drama.  I’m pleased to announce that I’m finally ready to reveal the answer to the $500, 000 question – Does she or does she not own a Laguna Beach Investment Property?

'From Here to Insanity'

ACT 5 – The Grand Finale

It was last Monday. We’re down to the wire on the deal. I’m an absolute whirlwind, firing off texts and email to everyone under the sun – lender, escrow, g-d. “Where is everyone?” I clamor. “Who’s on first?”  Nothing but rosy responses from the bunch. “Everything is in and done, Hillary. We’re just waiting on the underwriter.” 

10:30 - I call escrow and ask, “have you heard from the lender?”  “NO,”they replied.10:32 – I pick up the phone again and call the lender, inquiring in my sweetest voice, “Where are we at?”  True to this drama, I got an incredible answer: “The underwriter still hasn’t arrived into the office. She’ll need to review the conditions and give her stamp of approval…Then it needs to go back to processor for the finishing touches to release the funds.”

I begin pulling my newly-bleached blond hair, ranting to the walls: “It’s after 10:30! What? Is the processor still basking in the afterglow from last night? Where in the land of OZ is she?!!” I begin a record-breaking session of pacing.

12:02 – I get an email from escrow. They heard from lender, who heard from the processor, who heard from the underwriter.  “Well, well?”… “The loan is being funded. Everything will close this afternoon.”  I could see the finish line. But then –
12:10 -  I receive yet another email from escrow: “We’re set up for recording this afternoon… Almost there.”
3:33 - Karen, my sweetheart at Laguna Escrow gives me the call -- the one we’ve been waiting an eternity for -- “Hillary we are closed and confirmed.”  Praise be!
3:34 - I make the long-awaited call to the buyer. She doesn’t pick up. Damn! I text her the newsflash: You own an incredible Laguna Beach investment property AND you actually have equity in it. You’ve made money already!”

Low and behold, the next day  I received this text from Ellen, my client: “Can you believe this? We’ve already closed, and the lender is still asking for more documents!”

Will it never end?

But end it did. And I’m pleased to say on a happy note. Yes, everything was officially confirmed. The Laguna Beach investment property finally closed.Phew!

Now there’s only thing left to do – the same for my next client. That’s right. No matter how many hurdles I have to jump, I won’t give up, won’t say no – until you get your Laguna Beach home.
