When it Makes Most Sense for Property Owners to Hire a Commercial Management Company
When commercial property owners should consider hiring an outside commercial management company.

One of the biggest decisions just about every commercial property landlord will make is whether or not to hire an outside commercial management company. While this decision ultimately rides on a number of individual factors, from our many years of experience, we have found that landlords and property owners of buildings or complexes that fall into any of the following situations should seriously consider the investment.
- You have a lot of rental properties or rental units. Buildings or complexes which are larger in size need to have a professional and capable team of management professionals in place to ensure that the building(s) are being well-operated and managed. This includes quickly responding to the needs and demands of tenants, collecting rent and managing financials, among numerous other responsibilities.
- You own a building or collection of buildings in another part of the country. Managing a property in California, if you live in New York, can be extremely problematic. Every well-run property needs to be overseen by a team that is on the ground and accessible to its tenants at all times. So if you fall into this category, hiring a commercial management company that is in close proximity to your property may make a lot of sense.
- You don’t want to deal with the issues and responsibilities of employing a staff. Outsourcing commercial management responsibilities gives property owners turnkey access to a team of trained management professionals, without any of the overhead or responsibilities that go along with hiring your own staff.
- Your business is growing and you no longer have time for the management responsibilities you used to be able to handle. As businesses grow, so do the responsibilities, making it easy for things to fall through the cracks, if you don’t have the right team in place. Taking on more than you can handle will likely lead to problems and dissatisfied tenants. Therefore, if this is your case, it likely makes sense to bring in an outside management company.
- You can afford it OR your business is losing money due to mismanagement. Obviously, the best scenario is that your business has enough of a budget to afford the services of a commercial management company. However, there are times, such as when your business grows faster than you can manage with your existing resources, when things go wrong, ultimately impacting your building’s profitability and occupancy. When this happens, it’s important to get the right team in place immediately that can get your property (properties) back on track and profitable again.
Hiring a commercial management company is a big investment, but it can also be the best decision that you’ll ever make for your business.
