Proposed Retail Center For Lake Elsinore Gets Commission's OK
The city's Planning Commission unanimously voted to approve the 32,695-square-foot Lake and Mountain Commercial Center.
LAKE ELSINORE, CA — A 6-acre commercial retail center proposed for the northeast corner of Lake and Mountain streets in Lake Elsinore has received the approval of the city's Planning Commission, and it will now be up to City Council to give final signoff.
The commission unanimously voted to approve the Lake and Mountain Commercial Center during its Dec. 21 regularly scheduled meeting. City Council is expected to make its final decision in January during a regularly scheduled public meeting.
The proposed development calls for six buildings totaling 32,695 square feet with 170 parking spaces. Potential tenants include a 76 gas station, Tommy's Express Car Wash, a 7-Eleven store, Starbucks, Postal Annex, an urgent care center and a salon. Other potential uses include fast-food restaurants, banks, tutoring centers, chiropractic offices, or dry cleaning businesses, according to the project applicant.

Vehicle access to the retail center would include one full-access driveway and one right-in/right out driveway along Mountain Street, and two right-in/right-out driveways along Lake Street, according to city documents.
Lake Street improvements require a sidewalk, landscaping, and a new six-foot-wide bike lane in front of the center. A raised median would also be constructed on Lake Street to prevent access to the center's right-in/right-out access driveways. An existing Lake Street median would be modified to accommodate a 285-foot northbound left-turn lane. Mountain Street
improvements would include a sidewalk and landscaping, according to city documents.

An environmental impact report was drafted for the project, and the Planning Commission recommended that City Council certify the document.
According to the applicant, the project would bring approximately 79 jobs to the city and an estimated $233,000 annually to city coffers.
The project applicant is Danny Singh, Tiger Petroleum.
