The last City Council Meeting in Wildomar saw a presentation for two developments. One would add 322 condominiums and the other 180 apartments.
Questions were asked about the loss of commercially zones properties along the freeway corridor for one project and the wisdom of adding Very High Density Residential in place of Medium High Density Residential in the other.
Both valid questions.
The questions not asked apply to both projects.
1. What is the maximum number of new residents this project will bring to the city.
2. How much are these development going to contribute to the city in the way of Developer Impact Fees.
3. Can we afford these projects in Wildomar or will they overwhelm city facilities and services.
A couple of answers can be calculated with a little homework. This developer has similar projects around Southern California, one being in Murrieta. The Murrieta project is for an apartment complex which contains a mixture of 1,2 and 3 bedrooms with 1 bedroom comprising 20%, 2 bedrooms 60% and 3 bedrooms 20%. Using this as a base for both projects this would allow for a maximum population increase of 2,510 using California's Department of Fair Employment and Housing (DFEH) allowed restrictions using a "two-plus-one" formula, i.e., two persons per bedroom plus one additional person for the household.
Can Wildomar afford this increase in population?
