Reshaping Lafayette's Skyline, Streets, Hillside Views: Planning Commission Tonight
A 6-story downtown condo, hillside mansion, and a massive apartment complex are on Lafayette's Planning Commission agenda tonight.
LAMORINDA, CA ā A single Planning Commission agenda could quietly reshape Lafayetteās skyline, its downtown streets, and its hillside views ā all in one night.
Tonight, the Lafayette Planning Commission will consider three major projects, each with the potential to spark debate:
- Mount Diablo Condominiums: A proposed six-story, 62-foot mixed-use building at 3458 Mount Diablo Boulevard would replace a one-story commercial structure with 30 for-sale units ā including three below-market-rate apartments ā above a two-story parking podium and ground-floor retail. The project, already criticized for height, massing, and compatibility with surrounding two- and three-story buildings, has been revised with stepbacks, additional street-level commercial frontage, and faƧade improvements. Staff recommends a vote to move the project forward to City Council approval.
- The Terraces of Lafayette: On Deer Hill Road, a parcel map request would merge 10 existing parcels into one to reflect what all parties believed was the project site for a previously approved 315-unit apartment community with 14 buildings, a clubhouse, and leasing office. Staff is recommending continuing this item without discussion to the March 16 meeting, but its inclusion on the agenda underscores ongoing developments in Lafayetteās housing landscape.
- Collins Hillside Residence: A vacant 7.93-acre parcel on Happy Valley Road is proposed for a 6,160-square-foot two-story home. The project requires removal of 10 protected trees, 2,400 cubic yards of grading, and a lot line revision to improve site layout. While staff supports the Phase I siting and massing approval, the lotās steep slopes, ridgeline proximity, and tree removals could prompt scrutiny from commissioners and neighbors alike.
Together, these three agenda items highlight Lafayette at a crossroads: hillside preservation versus new development, downtown density versus neighborhood scale, and long-standing projects finally coming to a head.
