Urbana Development Breaks Ground On Terminal At Douglas Park

The Terminal is situated within the Douglas Park master planned community and is designed as a commercial condominium project.

Urbana Development breaks ground on its Terminal at Douglas Park project on Friday, October 28 at Douglas Park, located on the corner of Conant Street and Bayer Avenue in Long Beach, CA 90808.

The Terminal is situated within the Douglas Park master planned community and is designed as a commercial condominium project with shared parking and enhanced green space amenities. The six-acre development will begin with phase one offering two buildings at 25,463 square feet each and featuring a total of 20 individual office condominiums with more than 50,000 square feet. Unit sizes range from 2,356 square feet to 2,888 square feet and can be combined in any number of configurations for larger spaces.

Construction is scheduled to start in November with completion in third quarter 2017 with 14 of the 20 units under contract.

“I am so impressed with the current demand for this product," said Richard Lewis, managing member at Urbana Development. "Companies know that these creative work environments help to attract and retain the top talent of today and tomorrow.”

Phase two will begin in 2017 and the overall project will feature four buildings with more than 100,000 square feet and 40 individual office condominium units.

The architectural expression of the buildings is clean and contemporary. Many of the units have covered balconies, private patio spaces, roll-up glass doors and operable windows. The building design encourages natural light and ventilation into the workspace. Each building will be two-story concrete tilt-up construction.

The Terminal at Douglas Park will be built to current CALGreen building codes and incorporate sustainable design solutions like recycled content materials, efficient building systems and indigenous plantings that result in healthier buildings, improved work environments, lower operational costs and natural resources conservation.

“These types of office condominium units are in high demand throughout the Southern California region, and especially in the local area as witnessed by its high pre-sale rate,” said Jeff Coburn, Broker at Lee and Associates Long Beach. “The Terminal’s four buildings with its ability to accommodate various sized owner user requirements, fills a big void of quality ‘For Sale’ office product in the market.”

Additionally, the Terminal focuses on creating a collaborative work environment with a strong relationship to the outdoors. The development features many amenities including roof structures built to support future solar roof panels; electric car charging stations in the parking lot; large open storefronts with operable windows; large secure amenity space between buildings with informal meeting areas; ample parking ratio with direct walk-up access for employees and visitors; and drought tolerant native landscape.

A highlight to the area adjacent to the Terminal at Douglas Park is soon-to-be developed sites featuring retail, restaurants and hotel developments.
