234 Apartments Proposed Off Murrieta Hot Springs, Winchester Road
The project would have "significant unavoidable" traffic impacts on Murrieta Hot Springs Road, according to the city documents.
MURRIETA, CA — An approximately 8-acre property on the southeast corner of Date and Delhaven streets, along Murrieta's southeastern edge, is targeted for multi-family dense housing, according to the latest Murrieta Planning Commission meeting agenda for March 11.
The property — owned by DHL Investments LLC, MHS 98 LLC, and Taylor Motor Sports, Inc. — is currently zoned for single-family homes and neighborhood commercial buildings, but applicant MHS 98 LLC is asking for a zoning change to accommodate eight buildings containing a total of 234 apartment units, the agenda shows.
The project calls for six three-story buildings and two four-story buildings, as well as a single-story clubhouse.

The 234 multi-family units would consist of 88 one-bedroom units, 107 two-bedroom units and 39 three-bedroom units. A total of 381 parking spaces are proposed, consisting of 112 garage spaces, 98 covered parking spaces, and 171 uncovered parking spaces.
In addition to a clubhouse, recreational amenities proposed for the site include two picnic areas with tables and grills, tot lot, pool, jacuzzi and landscaped pedestrian paths.

The project site is located near the busy Murrieta Hot Springs and Winchester roads intersection. Once built and occupied, traffic from the apartments would have "significant unavoidable impacts" on Murrieta Hot Springs Road, between Margarita Avenue and Winchester Road, according to the city documents.
There are no roadway improvements planned beyond the already scheduled widening of Murrieta Hot Springs Road from four to six lanes between Via Princessa and Winchester Road, according to the documents
