New Retail Center Proposed Near Murrieta, Temecula Can Move Ahead

RIVERSIDE COUNTY, CA — A 56,060-square-foot commercial and retail center proposed for two vacant lots located just east of Murrieta and north of Temecula can move forward, the Riverside County Board of Supervisors determined on Tuesday.

An appeal had been lodged against the county planning commission's August 2021 approval of a plot plan, a tentative parcel map, and environmental analysis for the proposed project that includes construction of five buildings on approximately 11 acres along Winchester Road in unincorporated area. A grocery store, retail store, tire shop, drive-thru restaurant, and a car wash are the proposed tenants. A total of 308 parking spots will be included.

The supervisors unanimously voted Tuesday to deny the appeal, paving the way for the project to move forward.

Supervisor Chuck Washington, whose district the project is in, said he didn't think opponents provided a compelling reason to halt the development situated north of Willows Avenue, west of Sky Canyon Drive, and east of Murrieta Hot Springs Road.

Two speakers commented against the project on Tuesday, citing environmental concerns and the number of similar retail/commercial centers already open in the area.

The project applicant is California-based AVA Property Investments LLC.
