NAPA VALLEY, CA — Not too many properties in the Napa Valley have orchards, but they are becoming more popular, a Sotheby's International Realty-St. Helena Brokerage listing agent recently told Mansion Global.

One Rutherford home listed with Sotheby's offers buyers 18 varieties of backyard fruit, including pears, persimmons, figs, kiwi to apples, pomegranates and several types of lemons and oranges.

The buyer can bring the fruit right from the yard to the table for $17.45 million.

The 4.25-acre property includes a main house and two guest homes behind a gated driveway lined with olive trees. Vineyards and wineries surround the compound, according to details.

Listing agent Hillary Ryan of Sotheby's International Realty-St. Helena Brokerage told Mansion Global that orchards remain uncommon locally but are gaining popularity.

Four raised beds and rows of vegetables and herbs fill an edible garden. Walking paths wind around ancient and heritage oaks, four reflecting pools, a lily pond, and two fountains.

Recreation amenities include a 94-foot heated pool, a spa, a lighted pickleball and basketball court, a fitness studio, a putting green, and a bocce court. Large lawns and a screened-in sleeping loggia complete the grounds.

Ryan told Mansion Global: "It feels like a resort."
