What should you expect to pay for a new roof
Every Week Rick Robben Construction will write a newsletter What should you expect to pay.

These are planning estimates, not a contractor’s bid. They assume a straightforward roof with one existing roofing layer and no major structural or dry-rot repairs.
HOW LONG SHOULD THE JOB TAKE?
For a roof this size, I would generally expect approximately 3–5 working days, depending on weather, roof complexity, and the condition of the existing decking.

MY ADVICE TO HOMEOWNERS
Don’t automatically hire the cheapest contractor.

A roof is one of the most important investments you’ll make in your home.
Make sure your contractor uses quality materials, installs the flashing correctly, obtains the required permits, and provides a written warranty.
Also, California law generally limits a home improvement contract down payment to $1,000 or 10% of the contract price, whichever is less, subject to statutory exceptions.
Never pay for the entire project upfront.
FINAL THOUGHTS
For a typical 2,500-square-foot composition roof in Napa, I would budget approximately $15,000–$21,000, with additional money available if damaged plywood or other hidden problems are discovered.
At Rick Robben Construction, we believe homeowners should understand what a project involves and what they should expect to pay before signing a contract.
