Thinking about selling a home, a rental, a commercial building or a business? This free one-hour class walks through what the tax bill really looks like in California and the legal, IRS-recognized ways sellers keep more of the proceeds. Plain English, real examples, your questions answered.
What we cover:
1. What capital gains tax on a sale really costs in California: federal and state rates, the 3.8% surtax, and depreciation recapture.
2. Installment sales: getting paid over time to spread the gain across several years, and the trade-offs.
3. 1031 exchanges and boot: the deadlines, and why cash or debt relief in an exchange can still be taxed.
4. Losses stuck on your return: when unused rental losses finally come off the shelf.
5. Opportunity Zones: how reinvesting a gain can defer and reduce it.
6. Q&A.
