NOP Comment Period November 5, to December 7, 2020

The purpose of this NOP is to notify potential Responsible Agencies that the Lead Agency, the City of Newport Beach, will prepare an Environmental Impact Report (EIR) for the proposed Residences at Newport Center (“Project”) and to solicit comments and suggestions regarding (1) the scope and content of the EIR and (2) the environmental issues and alternatives to be addressed in the EIR (California Environmental Quality Act [CEQA] Guidelines §15082). This NOP also provides notice to interested parties, organizations, and individuals of the preparation of the EIR and requests comments on the scope and content of the environmental document. Due to the time limits mandated by State law, your response to this NOP must be sent to the City of Newport Beach at the earliest possible date, but no later than December 7, 2020.

NOTICE OF PUBLIC SCOPING MEETING

In accordance with Public Resources Code Section 21083.9(a)(2) and CEQA Guidelines Section 15082(c), the City will hold a public scoping meeting on November 30, 2020, 5:00 p.m., at which participants will receive a brief presentation on the Project and have the opportunity to provide comments on the scope of the information and analysis to be included in the EIR. Pursuant to the direction of the Governor of California as a response to reducing the spread of COVID-19, this scoping meeting will be conducted as an online webinar via Zoom. PROJECT DESCRIPTION

Newport Center Anacapa Associates, LLC (Project Applicant) is proposing to construct a four-story structure that would contain 28 luxury condominium units and common space areas over a two-level, below-grade parking garage. The project site is located in Newport Center near Fashion Island, at 150 Newport Center Drive. Development of the Project would entail demolition of the Newport Beach Car Wash and the construction and operation of the 28-unit condominium structure. The proposed structure would reach a height of approximately 53 feet with additional height for rooftop appurtenances.
