Neighborhood Spotlight: West Toluca Lake

West Toluca Lake is probably my favorite neighborhood in the San Fernando Valley partly because of the wonderful 1920's Spanish Bungalows and craftsman style homes that are still standing, the tree-lined streets, the caroling trucks that makes its way through the neighborhood every Christmas Eve, the yearly block party that almost everyone attends but mostly because of the people. I have been the West Toluca Lake Real Estate Specialist for over 20 years and it would probably be safe to say that I have sold more homes there than any other single Realtor. When I deliver the Real Estate newsletter I am always greeted with waves and smiling faces and am often invited in so the homeowner can show me some new updates to their home. That's the way people are in West Toluca Lake. They talk to each other, they wave as they pass each other in their cars and they smile a lot.

Once someone calls West Toluca Lake home they usually stay. There are houses that have been occupied by the same family since the 20's or 30's. People have moved away looking for greener pastures only to come back and offer to buy their old house back ( this really did happen). West Toluca Lake is just a great place to live.

Where is West Toluca Lake? The community of West Toluca Lake is approximately 2 miles west of Toluca Lake and the Burbank border, 2 miles north of Universal City, approximately 1 mile south of the Academy Theatre and the center of the NoHo Arts District, and 2 miles northeast of Studio City. It is bounded by Camarillo Street, Vineland Avenue, and Riverside Drive.
