Habitat for Humanity's plan targets moderate-income families, offers no-down-payment mortgages capped at 30% of income, and could welcome residents starting in 2029 if city review stays on track.
   

• Novato man sentenced in sex offense sting (marinij.com) — A Novato resident has been sentenced to 180 days in jail and two years' probation after pleading guilty in a Marin County online sex-crimes sting. Authorities say suspects were arrested in Marinwood after arranging to meet people they believed were minors, while the defense attorney criticized the operation's focus on a specific LGBTQ dating app.
