Dealing With Repairs In A Real Estate Transaction

The "R" word, REPAIR, in a real estate transaction could put a property on the market for months or even be a problem where a buyer could cancel a purchase agreement during the escrow period.

Unless you are buying a brand new home, you are bound to come across some type repairs needed in a home.  It can be a quick handyman job or a detailed repair requiring a specific trade professional.

To minimize the surprise during a home inspection being conducted by a buyer in an escrow, home seller could do a pre-listing home inspection.  A homeowner ready to put the property on the market often do not know items that are in need of repair, or may even have health or safety issues.

What the pre-listing inspection will do is provide the seller with a report from a licensed, qualified home inspector, listing items that could potentially come up during the negotiation period.  Rather than having a wait-and-see approach in dealing with repairs, an experienced listing agent can be proactive in helping the seller decide which items would be beneficial to correct upfront and make the property ready for sale. 

Should the seller elect not to do any upfront repairs, knowing ahead as to the present condition of the property could be a plus going into the transaction.
