City Workshop To Focus on Hacienda Transit Design Standards
The standards and guidelines presented will be voted on by the City Council on Feb. 15.
The standards and design guidelines for transit-oriented developments on three Hacienda Business Park parcels will be presented Tuesday night in a public workshop.
The document being presented is the result of months of work by the Hacienda Task Force—a group made up of city, school, and transit officials, property owners and residential representatives from surrounding neighborhoods—on how the properties near the Dublin/Pleasanton BART station, between Willow Road and Hacienda Drive should be developed.
The document provides direction and requirements for key components such as use, density, height parking, architectural features and street characters for the sites adjacent to the Dublin/Pleasanton BART station

The sites had to incorporate certain core state requirements, as part of the city's settlement agreement in the . These core requirements, among other things, sets a minimum density of 30 units per acre and allows for at least 15 percent of the housing units to be affordable housing.
Through the Hacienda Task Force process, additional elements would be incorporated into developing the sites including mixed-uses, both residential and retail, open space and parks, trail and bike connections and pedestrian paths, and easy access to public transportation.

Any proposed developments on the three sites will go through the city's Planned Unit Development process, which includes a review by the Planning Commission and approval of City Council.
City officials could vote on these standards and guidelines Feb. 15.
The workshop will take place in City Council Chambers, 200 Old Bernal Ave, at 6:30 p.m.
