Has the real estate market in the Roseville area changed? Yes. But probably not how you think.

If you listen to some gloomy types, you might think the current real estate market in our area is in free fall. Not exactly.

  • 25% of sales last month were above the original listing price
  • 43% of sales in August had more than one offer
  • Despite longer sales cycles, inventory is actually down
  • The median sale price is down 7% from near-historic highs

Whether buying, selling or investing, in a changing market you need a Realtor with enough local knowledge to turn data into insights that create value for you.

Now, today's weather:

📢 I’m looking for business owners and marketers in Roseville who want to build awareness, connect with customers and increase sales.

I have a limited number of sponsorships available to introduce our Roseville Daily readers to local businesses they need to know about. If that’s you, then I invite you to learn more and secure your spot now.

Here are the top stories in Roseville today:

  1. RJUHSD Superintendent John Becker is reliving his youth, watching all of the high schools in his district participate in Homecoming activities, and he has this address to the community published in Roseville Today. He's also reminding seniors applying to college that there are resources available to help them. "Counseling staff and College and Career Centers are open and available to lend support," he says. Finally, he has a run down of the safety measures the schools are practicing this year.
  2. The Rocklin Police Department has confirmed that one pedestrian is dead and another was injured just before noon on Sunday when a vehicle hit them as they were crossing the street at Stanford Ranch and Harvest Road. There is no crosswalk at that intersection. According to FOX40: "Police say a man in a Hyundai, stopped to help, after the husband of the woman who died, reportedly attacked the driver." (KTXL FOX 40 Sacramento)
  3. The Sacramento Bee has the rundown on the most expensive homes sold in Roseville last week. The top money-getter was a 2,724-square-foot home in the 1600 block of Old Hart Ranch Road that sold for $949,000. According to the Bee, "In total, 36 real estate sales were recorded in the area during the past week, with an average price of $608,486. The average price per square foot ended up at $347." (Sacramento Bee via MSN)
  4. Man, if it's called "Funtopia," sign me up! Citrus Heights has some fun for you this October, including a Bogart Film Festival, Oktoberfest, a ghost tour and, yep, you guessed it, Funtopia, which will include games, balloon animals, arts and crafts, prizes and more. Toys R Us will also hold its grand opening inside Macy's this month. So much to do; so little time to do it all! Pop over to Citrus Heights and take part in some of the fun! (Citrus Heights Sentinel)
  5. Hemphill Dam, just outside of Lincoln, has been an obstacle to salmon swimming upstream to spawn for decades. In big water years, seven to 10 percent of them were able to jump over the dam, but in drought years, sometimes none got through. That's all about to change. The Hemphill Dam is about to become the Hemphill Fish Passage Project. More salmon? That always sounds like a good idea to me. (Gold Country Media)
