There are 6 very distinctive areas in San Carlos. Alder Manor, Beverly Terrace, Clearfield Park, Cordes, El Sereno Corte and Howard Park. I have listed here a Area Summary Report of the last 60 days (3/21/14-5/21/14) of closed sales for each of these areas.
When Selling or Buying homes in any of these areas it’s always a good practice to compare your subject property with the area you’re choosing. Some areas will always be less expensive that others and this Summary will give you an idea of the differences. For instance, look at the price per square foot or the days on market. These are stats that a good Realtor will look at before suggesting a sale price or purchase offer.
I find it particularly interesting that homes on the East side of El Camino, (Clearfield Park), sell faster than any of the other areas. They also sell for more per sq ft than Alder Manor homes and almost as much per square foot and Beverly Terrace homes.
Take a look at 111 Lynton Ave in the Beverly Terrace area. It sold for $1,588.000. and it was 2850 sq ft. or $557.19 per sq ft in 10 days.
Now look at 1004 Springfield Drive in the Clearfield Park area. It sold for $903,000.00 and it was 1,320 sq ft or $684.09 per sq ft. also in 10 days. Over $100.00 per sq ft more that Lynton.
So whats the bottom line when selling or buying a home. Size Doesn’t Matter.
