There are currently 78 single family homes for sale and 12 condominiums listed within the city and another 106 properties are currently “under contract” or in escrow. The average marketing time for the properties currently in escrow is 80 days.

That adds up to 28 "standard" sales versus 17 “distressed” sales. Compare that to July of 2011 where there were a total of just 15 standard sales and 16 “distressed” sales. Sales volume is up 45 percent year over year! These numbers show the trend is shifting back to more standard sales and less distressed properties for the first time in almost five years.
