Prices have slipped from their high point, but with a median listing price above $2 million, it’s difficult to consider the market anything but strong. San Marino home values still exceed those in Pasadena (median listing price is $799,000) and La Canada Flintridge ($1.649 million).

San Marino remains in a strong seller’s market with a Market Action Index score of 59.4. The Market Action Index answers the question "How's the Market?" by measuring the current rate of sale versus the amount of the inventory. Index above 30 implies Seller's Market conditions.
