SAN RAMON, CA — Sunset Development plans to build 255 single-family homes in Bishop Ranch, adding to a growing list of residential developments inside the property.
Lennar, one of the country’s biggest homebuilders, closed on 25 acres inside Canopy, a 27-acre residential neighborhood being developed on the BR8 office building site near Executive Parkway and Bishop Drive. Sunset Development owns the remaining two acres, which are designated for future affordable multifamily housing.
Demolition of the existing BR8 building and construction are expected to begin in mid-to-late 2027, Sunset said.
The development will feature 255 detached single-family homes ranging from two to three stories. Perimeter landscaping will link Canopy to the City Village housing development in the east, and the CityWalk development in the south. A five-block linear park featuring a community pool, clubhouse, children’s play area, and dog-oriented facilities will be built in the center of the Canopy development.

Lennar has also built the Jordan Ranch and Boulevard developments in Dublin, as well as marquee projects like Treasure Island on Yerba Buena Island and the Hunters Point Shipyard redevelopment in San Francisco.
Canopy is part of a much larger residential expansion at Bishop Ranch that is planned to eventually include about 8,000 homes across several neighborhoods. Additional plans call for a boutique hotel, a boutique hotel, and expanded restaurant and retail operations throughout the different neighborhoods.
