Here is the latest in my series spotlighting Sherman Oaks neighborhoods.
There is a quaint little neighborhood in Sherman Oaks known as Hidden Woods. It is located between Magnolia and Riverside and Fulton and Coldwater and is famous for its abundance of ranch homes built by William Mellenthin ( pronounced Mellentine ). In fact Mellenthin himself lived in Hidden Woods on Ethel Ave.. Mellenthin homes are the most popular of the tract homes built after the war because they were built a cut above the other tract homes of the time. The diamond pane windows, red brick fireplaces, usually one or two small glass block windows in the pine paneled kitchen, the inviting front porch and the high quality construction are some of the reasons these homes are so popular today. You can still find some of these amazing homes in well maintained condition in Hidden Woods and the Chandler Estates and when you do it is like being transported back to the 1950's but a lot of them have been "up-dated" beyond recognition. As in most of these popular neighborhoods the original 1950's homes are being bulldozed to make room for the huge cookie cutter houses of today. I will leave the opinion of whether that is a good or bad thing up to the reader.

The average price for a home in Hidden Woods in the last 180 days is $1,400,000 which buys a three bedroom, three bath, 3,666 square foot home. The highest price home sold in the same time period was a five bedroom, four bath home with 4,400 square feet of living space which fetched $2,075,000. A three bedroom, three bath Mellenthin built in 1953 was listed for $799,000 during that time and sold for $875,000
