Custom Homes Planned Along Rancho California Road, Near Chardonnay Hills, In Temecula

The proposal is in the early stages. The Temecula Planning Commission will discuss the project this week.

TEMECULA, CA — Twelve custom single-family homes are proposed for roughly 3.18 acres of vacant land along Rancho California Road, directly adjacent to the Chardonnay Hills community, according to city documents.

On Wednesday, Sept. 2, the Temecula Planning Commission will consider a tentative tract map for the development at 31670 Rancho California Road.

A tentative tract map is an early-stage planning document that lays out proposed property boundaries, lot dimensions, and roadway configurations.

According to city documents, the proposed development would feature a dozen lots ranging in size from 0.16 acre to 0.30 acre.

Access to the development would be off Rancho California Road. Drivers traveling eastbound on Rancho California Road would be able to make a left turn into the project site, but left turns exiting the development would not be permitted.

The city has received feedback on the proposal from nearby residents. One Chardonnay Hills resident submitted a letter to the city outlining concerns over noise buffers.

"Mature eucalyptus trees previously provided substantial physical and visual separation between my backyard and the development property," the Aug. 26 letter reads. "The trees presented a safety concern to my home, and I am not objecting to their removal. However, their removal eliminated the substantial existing buffer between the properties."

Two other Chardonnay Hills residents expressed similar concerns during the public comment period for the project's environmental review.

The project applicant is Kal Farah of SoCal Professional Engineers, according to city records.

Wednesday's 10 a.m. Temecula Planning Commission meeting will take place in Council Chambers at City Hall, 41000 Main St. The full meeting agenda is available online.
