Popular Temecula Shopping Center Building Sells For $6.5 Million: Report

TEMECULA, CA — A private investor based in Los Angeles has acquired an 8,781-square-foot retail building located within Vail Ranch Plaza for $6,555,555, citybiz reported.

The 100%-leased, multi-tenant retail building is located at 32435 Temecula Parkway/Highway 79 South. It was acquired as part of a 1031 exchange following the sale of another retail property in Walnut, citybiz reported on Tuesday.

According to Investopedia, a 1031 exchange allows investors to sell a property and reinvest the proceeds in a similar property, deferring capital gains taxes that would have been due when the property was sold. The name is derived from Section 1031 of the IRS tax code, also known as a "like-kind exchange."

The building is completely leased to multiple tenants, including Better Buzz Coffee, Orangetheory Fitness, Krak Boba, and more. Vail Ranch Plaza is anchored by Sprouts Farmers Market, PetSmart, and EOS Fitness.

The seller is reportedly a private investor.

Greg Bedell, senior vice president of Progressive Real Estate Partners based in Rancho Cucamonga, represented the buyer.

"The buyer was drawn to the property's irreplaceable South Temecula location, newer Class A construction, and the strong mix of daily‑use tenants that drive consistent traffic. With a drive‑thru, prominent visibility along Temecula Parkway, and affluent surrounding demographics, the property offered a compelling long‑term value proposition," Bedell said, per citybiz.

The retail center is also nearby a new 150-plus housing development in growing South Temecula.
