LA Rams Stadium is Heating up LA Market

The Los Angeles Rams football team has not even arrived in L.A. yet but already the city of Inglewood where the future largest stadium in the NFL stadium will be, is already changing! It has only been one week since the official announcement that the team would be making the big move and investors are already interested in commercial real estate surrounding the team’s new home. The blocks around the stadium already have a ton of retail and commercial space but its the immediate area around the future stadium that is described as “strip malls and gritty auto body shops” that is getting a lot of attention. Investors are all over this area and are anticipating that the values of them will come up once the stadium is complete. But there is still some action happening even before the stadium begins construction. An agent had a commercial space on the market for months on La Brea waiting for an offer and after the big announcement about the Rams, he got 6 offers in that week alone.
While this is a huge project in itself, there is also a mixed-use project happening that will add 2,500 residential units, 890,000 square feet of retail, 780,000 square feet of offices, a hotel, casino and a 6,000 seat entertainment venue. Construction is expected to take between 6 and 7 years to be fully completed but it will bring more than 34,000 jobs for the project construction and after it is complete. With most NFL stadium deals, the city puts money upfront, but not in this case. The developer will be able to make up the costs for the roads, sewers and other infrastructure by keeping a portion of the additional tax revenue generated by the project.
