Where Is Rent Cheapest In CT? See The Most, Least Expensive Places

Finding an affordable place to rent in Connecticut isn't easy, but new Zillow data shows renters' money goes considerably further in some communities than others.

Zillow's June 2026 rental data shows some of the most and least expensive places to rent among Connecticut communities with available data.

The analysis found a pronounced geographic divide. Many of the state's most expensive rental markets were concentrated in southwestern Connecticut, particularly Fairfield County, while several of the least expensive were in the state's older cities and communities farther from New York City.

Eight of the 10 most expensive communities in the analysis were in Fairfield County, including New Canaan, Greenwich, Westport, Darien and Wilton.

Zillow's Observed Rent Index, or ZORI, measures typical market-rate rents in a given area. Zillow does not publish the metric for every Connecticut community, so the rankings include only places where June data was available.

At the other end of the rankings, typical monthly rents in several Connecticut communities remained below $2,000.

The difference between Connecticut's rental markets comes as housing costs consume a significant portion of many renters' incomes.

"When you look at census data, what you see is that it shows basically 48% of renter households were spending more than 30% of their income on rent, and roughly 25% of renter households spent more than half of their income on rent," Zillow Chief Economist Orphe Divounguy said.

Households spending more than 30% of their income on housing are generally considered cost-burdened, while those spending more than half are considered severely cost-burdened.

"Renters are burdened and more needs to be done in terms of available and affordable units in the area to help renters navigate and carry on living in a metro that is increasingly less affordable for them," Divounguy said.

What's driving Connecticut's rental market?

Connecticut's proximity to major metropolitan areas may help explain some of the geographic divide.

Divounguy said renters and homebuyers are increasingly looking to Connecticut, a smaller market within commuting distance of major metros such as New York City and Boston.

But that increased attention is also putting pressure on prices.

The shift is "causing the strong price and rent increases that are essentially eroding the affordability advantage of those smaller markets," Divounguy said.

The trend is particularly visible in southwestern Connecticut. Fairfield County communities dominated the most-expensive rankings, while communities including Waterbury, New Britain, Hartford, Bristol and Meriden landed toward the more affordable end of the June data.
