8 Unit Building Approved, Another 11 Units Pitched In Bethel

The Planning and Zoning Commission recently voted on an application in town and heard plans for another one.

BETHEL, CT — The Bethel Planning and Zoning Commission met earlier this month and some news and notes from the meeting include a pre-application discussion for 11 units at 42-46 Chestnut Street. The project will be filed with the town on Oct. 22.

Attorney P. Olson, Land Use & Conservation Counsel reviewed the pre-application and revisions
made to the plan based on Commissioners previous comments. Attorney Olson expects to
formally submit the application on 10/ 22/ 19. It was stated that a public hearing is not required
for a Site Plan application for this property in the TOD Zone. The Commission noted that they
will, however, receive comments from the public throughout the site plan process.

Ten Wooster, LLC, 10 Wooster Street, Site Plan, 8 Units

Motion by K. Grant, seconded by R. Legnard to APPROVE a Site Plan for Ten Wooster, LLC,
10 Wooster Street, Assessors Map 22, Block 37A, for an eight ( 8) unit building.

Except as modified herein, the project shall be constructed in accordance with plans entitled
Ten Wooster Street, LLC, Bethel, Connecticut" prepared by Artel Engineering Group, LLC,
Dainius L. Virbickas, P.E. dated 8/ 21/ 19 last revised 9/ 20/ 19, Architectural Drawings prepared
by Building Design LLC, and landscaping prepared by Hines & Associates dated 7/ 25/ 19 with
Stipulations 1 through 14.

Reasons: The Commission has carefully reviewed the application, listened to testimony,
engaged the applicant in substantive discussion, and has determined that the proposed use of the
property for residential purposes is in accordance with the zoning regulations and conforms to
the TOD criteria outlined in Section 5. 11. 11 and Section 5. 1 LJ of the zoning regulations. If
constructed as approved, the project will not be a detriment to the health, safety, and welfare of
the neighboring properties, the district or the Town of Bethel.
