Brookfield Urges Public Comment On Proposed Development Pause

The Zoning Commission of the Town of Brookfield is holding a public hearing on August 8, 2024 for an amendment to the regulations establishing a Moratorium on Multifamily applications within three zoning districts. The zoning districts include the Town Center District (TCD), Commercial Gateway North (CGN) and Commercial Gateway South (CGS).

The TCD encompasses the Four Corners area and is envisioned as “downtown” for Brookfield offering places to live, work, eat and shop complemented by the access to the Still River. The TCD was a major focus in the Town’s 2016 Plan of Conservation and Development. Both Gateway districts purport to provide attractive transitional districts from the TCD along Federal Road with a variety of commercial and higher density residential as permitted uses.
The stated rationale behind this change is to allow the Zoning Commission an opportunity to assess the current regulations and their impact. Development is outpacing the Town’s infrastructure such as sewer and ability to provide emergency services. Additionally the Planning Commission is updating the POCD and this creates a unique opportunity to reflect on how the current POCD was supported by development and application of the regulations. This update will allow Town residents to provide input on what their vision is on development going forward. This proposed regulation is scheduled for a public hearing before the Brookfield Zoning Commission on August 8, 2024 in Room 133 at 7:00pm in Town Hall, 100 Pocono Road, Brookfield, CT 06804. The Commission welcomes attendance and input on the proposed changes.
