Canton's Flood Maps Impact Property Owners? What You Need To Know
Canton property owners have until May 28 to appeal federal flood map revisions that may have them needing to get costly flood insurance.
CANTON, CT — Like those in other towns in the Farmington River area, Canton property owners are being subject to new federal flood maps that could force them to have to buy costly flood insurance.
But if you're in that situation, there is an appeals process that is ongoing and continues through late May, according to Canton officials.
The Town of Canton recently posted in-depth information about the situation on the town website.

For now, the new flood maps — which are a product of the Federal Emergency Management Agency — will be effective in November 2025, so there is time to prepare. FEMA started the flood map revision process back in 2018.
Canton's webpage on the situation will be regularly updated and include the latest information on how property owners can navigate the federal red tape associated with the process.

Essentially, "flood maps" are FEMA tools to identify properties in flood-prone areas, with property in those zones subject to a variety of hydrological and geological tests, etc.
If you were not in a flood zone and, suddenly, are in a flood zone, that could be a costly endeavor because such a situation requires the purchase of costly flood insurance as a condition of your mortgage.
