Here Are The Most Recent Property Sales In Clinton

There were five homes sold in Clinton between Sept. 10 and Sept. 14, with a top price of $675,000, according to Zillow.com

CLINTON, CT—A 1,025-square-foot house a short walk from Long Island Sound on 26 Beach Park Road sold for $529,000 while a 3,044-square-foot property on High Street went for $595,000 — a reminder that in Clinton, proximity to the water outweighs floor space.

45 Jefferson Circle sold Sept. 14 for $420,000. The three-bedroom, two-bath house has 1,412 square feet on 0.34 acres.

6 Elsie Lane sold Sept. 11 for $675,000, the top price of the batch. The four-bedroom, three-bath house covers 2,700 square feet on 1.84 acres, the largest lot among the five sales.

3 Clover Road sold Sept. 11 for $490,000. The three-bedroom, two-bath house has 1,679 square feet on 0.64 acres.

26 Beach Park Road sold Sept. 10 for $529,000. The two-bedroom, two-bath house has 1,025 square feet on 0.41 acres, in the shoreline enclave south of the Boston Post Road, and closed at $516 per square foot.

43-45 High St. sold Sept. 10 for $595,000. The property covers 3,044 square feet with five bedrooms and four baths on 0.32 acres, and closed at $195 per square foot, the lowest rate in the batch.

What this says about the Clinton market:

Five closings inside five days, all of them between $420,000 and $675,000, a spread of $255,000. Per square foot the batch splits in two: four of the five sales landed between $195 and $297, while the Beach Park Road house came in at $516, more than $200 per square foot above the next-highest rate. It is also the smallest house of the five and the only two-bedroom, which is the shoreline premium showing up in the numbers. The High Street property ran the other way, taking the most square footage in the group to the lowest rate, $195.
