DARIEN, CT — The Darien Planning & Zoning Commission is scheduled to consider proposed amendments to the town’s zoning regulations, including a temporary moratorium on large multi-family developments, at its upcoming meeting.
The meeting is scheduled for Tuesday, April 21, at 7 p.m. in Room 206 at Darien Town Hall, 2 Renshaw Road.
The proposal, put forward by the commission, would establish a one-year moratorium on multi-family projects of 25 units or more across Darien. The item, listed for deliberation and possible decision, follows a public hearing that was closed on March 24.
"The Commission believes that it is important to better understand any possible impacts of these developments, both recently completed, as well as those now under construction and to have the opportunity to coordinate that analyses with the implementation of HB 8002 and the finalization of the POCD," a memo from Darien Director of Land Use Jeremy Ginsberg to the Planning & Zoning Commission says.
The proposal would not apply to 8-30g affordable housing projects, as those are addressed in a separate state statute.

The commission is also scheduled to deliberate on a separate zoning amendment application submitted by 50 OKHN LLC.
The proposal seeks to allow specialty veterinary offices as a permitted principal use in the Designed Business zone, while also establishing a parking requirement of one space per 200 square feet of gross floor area. The hearing on that application was closed March 10.
In addition, the commission may take action on a land-filling and regrading application at 17 Harbor Road. The proposal includes plans for a new pool, spa, patios, walkways and driveway modifications, along with stormwater management and other site work. The hearing on that application was closed March 24.
Another item scheduled for possible action is a request for an extension of time related to a previously approved land-filling and regrading project at 105 Leeuwarden Road.
Separately, the commission is expected to discuss updates to the town’s 2026 Plan of Conservation and Development with consultant H&H. The discussion is set to focus on chapters addressing transportation and mobility, community facilities and services, and the built environment.
