Darien P&Z To Review Heights Road Mixed-Use Project, Continue Gas Station Public Hearing
Here's what to know about the next regularly scheduled Darien Planning & Zoning Commission meeting.

DARIEN, CT — The Darien Planning and Zoning Commission is next scheduled to meet Tuesday, Jan. 20, at 7 p.m. in the auditorium of Darien Town Hall for an in-person session that includes a major mixed-use redevelopment proposal, a continued public hearing on a new gas station and convenience store, and discussions on the town’s long-range development plan.
The commission is scheduled to continue a public hearing on a Standard Realty LLC proposal at 805 Boston Post Road, where the applicant seeks to raze the existing gas station and service buildings and construct a new motor vehicle service station with six self-service fueling positions, a 2,800-square-foot convenience store and on-site parking.
The 0.43-acre site sits at the corner of Boston Post Road and Sedgwick Avenue in the Central Business District, and the hearing was first opened Oct. 28, 2025.

Another item on tap for the meeting is "deliberations only" on a proposal by Heights Corner LLC to redevelop 90, 100 and 188 Heights Road as a three-story mixed-use project with commercial space on the ground floor and 20 one- and two-bedroom apartments above, along with parking, a public plaza, landscaping, lighting and stormwater management.
The matter is before the commission as a Business Site Plan and Special Permit application and will be taken up for deliberations following the close of the public hearing process.

The commission is also expected to discuss the 2026 Plan of Conservation and Development update with consultant H&H, a long-range policy document that guides land use, housing, transportation and environmental planning in Darien.
Several other land-use matters are on the agenda for general meeting discussion, including a request by Baywater Properties to change the first-floor use at 1100 Boston Post Road as part of the Corbin District project, a special permit amendment for Wee Burn Country Club to renovate exterior terraces and outdoor patio areas, and an informal discussion with Ox Ridge Riding & Racquet Club regarding potential padel facilities at the club.
The commission is also scheduled to deliberate a subdivision extension request for 769 Hollow Tree Ridge Road and conduct deliberations only on any public hearings that close Jan. 20, before moving on to reports and approval of prior meeting minutes.
