Former Somers Shop To Be Converted Into Apartments
The building already has two apartments. Plans call for turning the former first-floor retail space into two more.
SOMERS, CT — A Somersville building that most recently housed KK’s This n’ That Shop is set to become entirely residential.
The Somers Planning and Zoning Commission unanimously approved a site plan Aug. 13 to convert 138 Main St. from a mixed commercial and residential property into one containing four apartments.
The application was submitted by Mason St. Pierre. The property is located in the town’s Village Business District.

A real estate listing describes the building as a 2,992-square-foot property on 0.86 acres. Two 625-square-foot spaces on the first floor had been combined for use as the store, while the second and third floors each contained an apartment.
KK’s This n’ That Shop opened in January 2022. Owner Karen Campbell stocked the store with coffee, snacks, books, clothing, fishing gear and merchandise from local vendors, according to previous Patch reporting.

Zoning Enforcement Officer Jennifer Roy told the commission that the conversion fell under state housing legislation that took effect July 1. Town Attorney Mike Zizka also gave commissioners an overview of the new requirements.
Connecticut law now requires certain housing proposals containing two to nine units on commercially zoned property to go through a streamlined review. That process does not require a public hearing, variance or special permit.
Commissioner Brad Pellissier made the motion to approve the conversion for up to four units, according to the meeting minutes. Commissioner Chris Locatelli seconded it, and the motion passed unanimously.
The minutes did not include a timetable for completing the conversion.
