Winstanley Enterprises Buys 135-Acre Parcel In Southern Enfield
The Massachusetts-based developer has acquired the property for $4.6 million, according to Enfield land records.

ENFIELD, CT — Winstanley Enterprises LLC, one of the largest regional owners and operators of commercial real estate in New England, has acquired a 135-acre parcel of land known as Metro Park North on Route 5 in Enfield, at the East Windsor town line.
The shovel-ready parcel, situated at the intersection of King Street and Corporate Road, has received all necessary state and local approvals to support development. Enfield property records indicate WE King Street LLC paid $4.6 million to DK Realty LLC for the land.
"Winstanley Enterprises is confident that as the warehouse and distribution sector continues to thrive, businesses looking to quickly fulfill their distribution needs in the marketplace and to expand or establish their presence will be attracted to this shovel-ready site," the Massachusetts-based developer said in a written statement.

Principal Adam Winstanley said, "This property boasts unlimited potential and enables companies to hit the ground running in a very short time. Traditionally it's months or years before a company can secure permitting to break ground on a development, but this fully entitled site offers prospective tenants expedited speed-to-market potential, building customization input, and it’s a great location."
Metro Park North has received approvals for over 600,000 square feet of development including a 500,225 square foot distribution facility as well as a 100,125 square foot flex building which is predominantly warehouse space and incorporates office space needs. The site also has been approved for ample vehicle and trailer parking as well as cross-dock trailer spaces.

The property's strategic location offers exceptional proximity and access to I-91 via exits 45 and 46. It is situated just nine minutes from Bradley International Airport and about 12 minutes to Hartford and Springfield.
Winstanley Enterprises will immediately begin to market the property to prospective tenants. Upon securing tenant interest, construction is anticipated to commence in early to mid-2024.
Winstanley Enterprises has invested heavily in Enfield over the years, most recently having celebrated grand openings for leading life science company Eppendorf as well as the Northeast’s premier dairy co-operative Agri-Mark at their North Maple Street property. The real estate development and management firm also owns over 1.1 million square feet of additional office/warehouse/distribution space in town leased to brands including Lego, Coca-Cola, and Advanced Auto Parts. The company also has received all local approvals and recently settled its litigation for an 819,000 square foot distribution facility at 35 Bacon Road as part of the final phase of rejuvenation at the former Hallmark site in Enfield.
