Fairfield TPZ To Hold Hearings On Traffic Studies, Business District Zoning Updates

The Town Plan and Zoning Commission is scheduled to meet next week.

FAIRFIELD, CT — The Fairfield Town Plan and Zoning Commission is scheduled to hold a series of public hearings Tuesday, July 21, on proposed changes to the town's zoning regulations, including new requirements for traffic impact studies and updates affecting business and industrial districts.

Tuesday's meeting is set for 6:30 p.m. at the Fairfield Regional Fire School, 205 Richard White Way. The meeting will be held in a hybrid format, with in-person attendance and remote participation available through Zoom.

Five public hearings on proposed zoning regulation amendments are scheduled that could affect future development reviews throughout Fairfield.

Commission members are scheduled to consider adding a new section to the zoning regulations establishing requirements and standards for traffic impact studies, which are used to evaluate how proposed developments may affect nearby roads and intersections.

The commission also is expected to hold hearings on several updates to regulations governing Fairfield's designed business and industrial districts. Proposed changes include allowing first-floor ceiling heights of 12 to 15 feet in designed business districts, providing additional flexibility for driveway widths to address traffic safety, revising setback requirements and updating standards for taller buildings in conjunction with changes to the town's architectural design standards.

Another proposed amendment would consolidate and simplify zoning standards that apply within the Commerce Drive Area Designed District, while adding review requirements related to state legislation identified on the agenda as Public Act 25-1.

Commissioners also are scheduled to review revisions to the town's architectural and site design standards for properties in designed business and industrial districts, including the addition of supplemental graphics, as well as a proposal creating new supplemental standards for accessory structures.

During its administrative session, the commission may review a request from Summit Development to accept four additional deed-restricted below-market-rate units at the approved 18-unit development at 1427 Kings Highway in place of two on-site affordable units required for a condominium development at 250 Pequot Ave., as permitted under the town's zoning regulations.
