Fairfield ZBA To Review Accessory Dwelling Unit, Beach-Area Garage & Home Projects
Hearing this week includes setback, lot coverage and floor-area variance requests across several local properties.
FAIRFIELD, CT — A proposal to add an accessory dwelling unit to a property on Edge Hill Place is among several residential land-use applications scheduled for public hearings before the Fairfield Zoning Board of Appeals on Thursday, Sept. 3.
The board is scheduled to consider a petition from T4 Ventures LLC for 30 Edge Hill Place seeking variances to construct a detached accessory dwelling unit. The proposal calls for a second-floor addition above an existing detached garage, along with a side staircase and landing.
The applicant is seeking relief from side and rear setback requirements, proposing setbacks of 6 feet, 7 inches in both cases. The application also seeks to increase total lot coverage from the permitted 20 percent to 20.9 percent and floor area from the permitted 40 percent to 42.6 percent.

The board also is scheduled to continue a public hearing on a proposal at 2005 Fairfield Beach Road. Douglas Bunnell is seeking a variance allowing a detached structure to contain finished living space, plumbing and heat. The proposal calls for a detached garage with finished living area, a full bathroom and rear balcony, along with a coastal area management application.
Another continued application involves 179 Verna Hill Road, where Michael Keohane and Elizabeth Kopp are seeking setback, lot coverage and floor area variances to construct a new single-family home with front porches, a rear landing and a patio. The proposed project would increase lot coverage to 14.8 percent and floor area to 20.3 percent.

Eight applications appear on the board's general docket, including proposals for additions or rebuilding projects on Fairview Avenue, Figlar Avenue, Partridge Lane, Brookbend Road, Old Mill Road, Smedley Road and Ann Street. Each seeks one or more variances involving setbacks, lot coverage or floor area.
At 298 Fairview Ave., Katya and Clyde Wauchope are seeking variances for a rear two-story addition, including permission for floor area of 44.8 percent. Kimberly B. and Roger W. Haney are seeking a lot coverage variance at 170 Figlar Ave. to rebuild an existing single-family home with a detached garage.
Other applications include a one-story addition at 22 Partridge Lane; a new two-story addition and front landing renovation at 212 Brookbend Road; rear landing, two-story and second-floor additions at 289 Old Mill Road; and two-story and second-floor additions with an open front porch at 128 Smedley Road.
At 70 Ann St., Sarah and Brett Harris are seeking a street setback variance to enclose an existing landing and stairs for a new one-story addition.
The board's agenda also includes a general discussion of application materials, enforcement challenges, application review procedures, hearing guidelines, hardship criteria, decision practices and guidelines, staff questions, how projects fit with neighboring properties, and supervision and inspection of construction projects.
An administrative session includes approval of minutes from the board's Aug. 6 meeting.
The public hearing is scheduled for 3 p.m. Thursday, Sept. 3, and will be conducted in a hybrid format. Click here to view the agenda.
