Fairfield Zoning Board of Appeals To Review 21 Variance Requests At Next Hearing
Requests range from home additions to a new single-family home, and other matters.

FAIRFIELD, CT — Fairfield's Zoning Board of Appeals is scheduled to consider 21 applications for zoning variances during a public hearing on July 2, with requests ranging from home additions and pools to a new single-family home and accessory dwelling units.
The meeting is scheduled for 2 p.m. and will be held in a hybrid format. Residents may attend in person in the first-floor conference room at John J. Sullivan Independence Hall, 725 Old Post Road, or participate remotely via Zoom (zoom.us/j/7250682401; Passcode: 123).

Among the most significant applications is a proposal for 89 Grace St., where Six Siblings 89 Grace Street, LLC is seeking multiple variances to construct a detached garage with an accessory dwelling unit, along with a one-story addition to the existing home. The application includes requests related to setbacks and regulations governing accessory dwelling units on a nonconforming lot.
The board also is scheduled to consider a proposal at 179 Verna Hill Road for a new single-family home. The applicants are requesting variances affecting setbacks, lot coverage and floor area to construct the residence with front porches, a rear landing and patio.

Another notable application involves 2005 Fairfield Beach Road, where the property owner is seeking a variance to allow a detached garage with finished living space, a full bathroom and a rear balcony.
Other items on the agenda include requests for variances to allow residential additions, second-story expansions, decks, sheds, an in-ground swimming pool and garage construction at properties throughout Fairfield. Several applications seek relief from setback requirements, while others request increases in allowable lot coverage or floor area under the town's zoning regulations.
In an administrative session before the public hearing, the board is scheduled to consider approval of minutes from its May 7, 2025, meeting.
The agenda also includes an "Other Business" discussion covering application materials, enforcement challenges, review procedures, hearing guidelines, hardship criteria, decision practices, staff questions, project compatibility with neighboring properties, and supervision and inspection of construction projects.
